1. Explain the entrance fee.
The entrance fee is a one-time fee that grants a resident the use of an accommodation and services at Royal Oaks Manor. It is not equity, nor can it be assigned or transferred to others. It is amortized over a five-year period (or 30 months in case of death). Thus, should someone change their mind for any reason, a portion is refunded up to the end of the 60th month. Our state law requires that the entrance fee be completely refundable in the first 90 days except for a processing fee ($1,500). A direct benefit of paying an entrance fee is a reduced rate for Skilled Nursing care compared to those who enter without paying this fee.
2. Why should someone pay an Entrance Fee?
Many of the finest retirement communities are entrance fee communities. Entrance fee arrangements provide a stronger sense of community - just as a condominium complex that is owner-occupied is different from one that is predominately rental in nature. In addition, entrance fee communities make greater sense for younger and healthier initial entrants actuarially and insulate residents from the vagaries of inflation. Although we offer both entrance fee/non-entrance fee contracts, 98% of our current residents have chosen to pay an entrance fee.
3. What is included in the Monthly Service Fee (MSF)?
The services include meals; bi-weekly housekeeping; satellite T.V.; wellness programs; emergency medical support; maintenance and landscaping services; use of all the common areas; educational, social, and recreational programs; transportation; and more. One parking space per unit is included free of charge. If an additional space is needed for the second resident, the driver is required to check with the Executive Administrative Assistant for availability.
4. Are pets allowed?
In accordance with our Pet Policy, dogs, cats, and other pets (birds, fish) are allowed. Other restrictions will apply such as limits on size (dogs - 25 lbs. or less), number of pets, size of fish tank, must be housebroken, etc. Please ask for our current Pet Policy for further details.
5. Is there additional storage?
Yes. Every Independent/Residential unit in the Main Building has additional storage either on the same floor or on an adjacent floor. The residents living in the Master Plan apartments have additional storage space in a secured area of the Lower Parking garage. The Cottage residents have storage in their attached garage.
6. How are you affiliated with SCPH?
SCPH (Southern California Presbyterian Homes) is our parent organization.
In 1925, a board of 15 women directors was organized as the United Presbyterian Women's
Association of the West, their main goal to establish a home for aged persons.
After much searching, a two-story English-type home was purchased and in 1937,
United Presbyterian Home of Glendale was dedicated and named Windsor Manor.
In 1959, SCPH acquired Windsor Manor and since then, SCPH has grown to include
27 other facilities throughout Southern California. It is a nationally respected,
nonprofit organization dedicated to providing housing and services for seniors.
As a nonprofit, it is able to assure its residents that shareholders are not a
primary focus, they are. Since its inception, SCPH has been nondenominational
and it now has no legal or financial ties to the Presbyterian Church.
